Industrial Architecture for a Flexible Multi-Tenant Building

Westech Business Center is a 122,505-square-foot industrial flex building located at Arizona Avenue and Palomino Drive in Chandler, Arizona. Developed for Petsas Commercial, the project was conceived as a flexible multi-tenant industrial building capable of supporting warehouse, distribution, manufacturing, and office uses within Chandler’s established employment corridor.

The architecture establishes a clear commercial identity along the primary street frontage while maintaining the efficiency required of a large industrial building. A long horizontal elevation is divided into a series of identifiable tenant bays, allowing the building to accommodate multiple users without reading as a continuous, undifferentiated warehouse wall.

Projected entry elements, changes in wall plane, contrasting materials, and integrated signage zones establish a consistent architectural rhythm across the façade. The design studies several entry configurations within a common vocabulary, providing flexibility for individual tenant identity while maintaining the visual continuity of the overall development. The elevation studies show this approach being developed directly as part of the architectural design process.

The building envelope is deliberately restrained. Large-format wall panels are combined with darker masonry and accent surfaces, storefront glazing, canopies, and landscape elements concentrated at entrances and pedestrian areas. Rather than applying decoration across the entire building, architectural emphasis is placed where it has the greatest effect—entries, tenant identification, street presence, and the transition between office and industrial functions.

The completed building retains the fundamental organization established in the design studies: a straightforward industrial structure given scale and identity through proportion, repetition, material contrast, and carefully defined entry elements. Loading, truck circulation, parking, and service functions remain integral to the planning while the public frontage presents a composed commercial face to the surrounding business district.

Westech Business Center reflects a pragmatic approach to industrial architecture—using disciplined design to improve the presence, flexibility, and long-term usefulness of a fundamentally efficient commercial building.
