District Shops at Westgate

This retail building was designed as part of the Westgate development in Glendale, Arizona, located at the northwest edge of the Arizona Cardinals stadium district. The project serves as a multi-tenant commercial structure supporting a mix of national retail and service-based tenants, including AT&T and Aspen Dental.

The design establishes a clear and durable architectural framework that performs under both high-intensity event conditions and everyday retail use. Organized as a linear retail bar, tenant spaces are structured along a continuous storefront system and unified by a strong horizontal datum defined through canopy lines and signage bands.

Vertical elements, including illuminated glass lantern towers, break down the horizontal mass and provide identity within the larger district. These elements function as both wayfinding markers and nighttime features, reinforcing the building’s presence within the broader Westgate environment.

Material selection prioritizes constructability and long-term performance. A restrained palette of stucco, masonry, metal panel accents, and storefront glazing creates a balanced composition that is both economical and visually cohesive. The rear elevation incorporates screened service areas and landscape integration to resolve functional requirements without compromising architectural clarity.

The project reflects a pragmatic approach to commercial architecture—solving real building constraints with clear, buildable design while maintaining a strong architectural presence within a large-scale, event-driven mixed-use district.
