Peak 16 Apartments
This multifamily residential development in Phoenix, Arizona was designed as a comprehensive urban housing solution, integrating site planning, parking strategy, building massing, and unit layout into a cohesive architectural system. The project is organized around a central courtyard amenity space, creating a controlled internal environment that balances privacy, community, and responsiveness to the desert climate.
The building is configured as a perimeter block over structured parking, allowing for increased density while maintaining a strong internal focus. Units are arranged along double-loaded corridors, with a mix of studio, one-bedroom, and larger unit types calibrated to maximize efficiency and leasing flexibility. Vertical circulation cores are positioned to support both code requirements and intuitive wayfinding throughout the building.
The courtyard serves as the primary social and visual anchor of the project, integrating pool, lounge, and shaded outdoor spaces into a cohesive amenity environment. This inward-facing organization allows the building to present a controlled exterior edge while opening to a more refined residential experience within.
Architecturally, the project uses a restrained material palette of stucco, stone veneer, and metal elements to establish a clear hierarchy across the building mass. Horizontal and vertical articulation is carefully controlled to reduce perceived scale while maintaining construction efficiency. Ground-level elements are defined to support pedestrian movement and entry conditions, while upper levels follow a consistent, repeatable system aligned with the structural grid.
The project reflects a comprehensive approach to multifamily design—resolving site constraints, parking integration, unit efficiency, and architectural identity into a cohesive and buildable solution. The result is a disciplined, well-proportioned residential environment that performs at both the urban and human scale.
